Infested with cockroaches! Europeans and western people, stay away!

I have been an owner in the community and seen it evolve from 2018 to what it is today.

A lot of efforts from the Owners and OCs of each building are the sole contributors to this evolution as the OAMS has been highly incompetent in doing its job.

Al Khail Heights is the only freehold residences link that opens up access to Business Bay, AL Khail Road, SZR and other locations with a high level of convenience.

Property value here has slowly but steadily appreciated and it will continue to improve especially now that Al Quoz has been identified as a freezone.

Horrible community to live in.
Bicycles are stolen on a monthly basis.
My bicycle and parts of my electric scooter got stolen last night. Security cameras are very pour quality. Images could not show clear, cheap cameras were used jeopardizing the safety and security of the people living here. I bought an apartment here, and considering to sell now.

People keeping mattresses on the balcony, which makes the community appear ugly.
Security and office do not help no matter how many complaints were sent and how many times we visited the office. Email sent to office was ignored and not replied to.
I feel like no one cares here or do their job properly. This is very bad considering the service charge that I pay every year.
There are wild cats everywhere and people keep feeding them, again matter reported no action taken. I would not recommend to buy here.
My cycles were stolen right infront of the building entrance. Imagine how safe it is here.

SECURITY: very rude. Barely speaks English. They suppose to be here for our safety. It’s the total opposite. I don’t feel safe around them. It’s disgraceful.

Management is totally useless. I dunno wat it will take for this management to get better. Probably nothing. They don’t care at all.

It has been our home since they opened, and I must say we were the first tenants on our floor, but after three months, the floor filled up. As the community improved little by little, I saw the difference from the beginning until now. It was so peaceful and beautiful. I love the community because it is animal friendly, and so we started doing TNR for all the cats. The cats are all healthy and vet-checked, but some ignorant tenants who think they're staying in Burj Al Arab complain, putting the lives of those innocent cats at risk. All the healthy cats were thrown away, we don't know what happened to them. Why does Dubai Municipality support TNR when they take even TNR'd cats? Even so, I love this community and hope that the management minds will be enlightened and they will realize the value of having these TNR'd.cats.

I hope they consider the overall benefits of cats they confer to society.

Interacting with animals has shown to decrease stress, reduce loneliness, increase a feeling of social support and boost your mood. Cats become a way of building a bridge for social interactions. In olden times, cats were considered a blessing since they protected our foodstuffs from vermin and people from plague. Children benefit from greater engagement with cats through fostering empathy with animals which in turn they become more compassionate to fellow humans.

As history and cats traits demand ownership. Cats too own a territorial ship. This is common in animals. This is indeed a good reason to drive away unwanted strangers (other cats) who visit the community. This in a way keeps the community safe and avoids unnecessary chaos. Secondly, most of the cats of our society have been neutered (TNR done), thanks to some good citizens who live in our community and spread a good cause. We need to educate ourselves and others too as the world is changing. If we call ourselves ‘human’ then the first step is to being Human not in words but in deeds. Nothing beats a one-on-one relationship with a community cat. In return a lot of love and fulfilment.

Nice community but the problem is parking because only 1 car allowed to park. Better if they allow 2 cars for 1 family.

Very good community for living with family, we have swimming pool, gym, playing area, super market, and Hubba restaurant.

One of the worst places to live in Dubai, if not the worst.
I recommend you to stay away if you a re looking for a humane life style.
From Buildings Management, Cleanliness, Rules, Amenities to security, everything about this place is rubbish.
1 central swimming pool for the whole community.
Not a family place, many are sharing sometimes 10-20 persons in 1 Room.

I have the worst experience especially with the Pakistani securities belonging to TZKAR SECURITY SERVICES.
They dont have good manners at all & they are very rude, they dont know how to respect the clients over there especially womens & childrens.
My sister suffered so much with them they abuse her alot even though she is also one of the tenants but they failed to understand this.
We informed their management (TEXTURE & STARTUM) but till now no action was taken towards their behavior … really bad service & I dont recommend especially for families in this community.

Be cautious. There are many fraud Agents who may cheat you. I am a victim of that. Make sure you don pay in single cheque and till u get a move in notice from Owner. There are too many agents and the second year on-wards you will feel the heat of Rent increase. Society is good but you cannot turn left or right as there are tooooo Many rules. For using the Pool or other common area you may need prior approval. These are some of them.

Your neighbors believe they're entitled to having their parties in the corridors and letting their horrible offspring run amuck. The security will never help you with anything except tell your friends off if they're waiting to pick you up in the designated waiting area. The "management" doesn't know how to control or follow up with anything at all.

The community looks nice, but inside the house EVERY DAY have FALES FIRE ALARM, and no one responded to it, not the community admin nor the security, also the kids keep playing outside the corridor from morning till night, if you want have quiet place, don't choose it even the rent is a bit low Be Prepared a kindergarten outside your door!
No public transportation nearby to the metro, at the beginning they said have shuttle bus people not even take once or twice then they discontinued.
Everytime you go out you need take taxi if you don't have car. Waste money

It’s one of the good communities, which has just 4 floors in each building. I went here to visit one of our family friends. Came to know that each house has different square feet and different rents. I felt the security is not that great and there is no dedicated walking or jogging track even though there is gym in every building. There are 2 small swimming pools in the community.

The Security is Good, housekeeping of the public area is always maintained.
RFID required for cars to enter, but the issuing team is very slow, I have been chasing since october 2021 and yet to receive.
The swimming pool timing are same as your job so you cannot use it.
The prices compared are for previous year are too hiked.
Nearest grocery is Grand mall.

I enjoyed the three years I had been in Al Khail Heights. People are nice and the place is quiet. But never thought I would write a negative review. I was a tenant in 4B and my landlord was Al Muthaiwie Investment Group. I had vacated the apartment by Nov 2021 but still have not received the caution deposit. Every time I follow up, they come up with some lame excuses. It is really depressing that I have to beg for our rightful money.

A nice and peaceful residential community with multiple buildings and villas. The community also has swimming pool, tennis court, and children's play area. There are two small groceries, a barber as well as a small cafe that has a variety of food options. There is a makeshift mosque till the time the actual mosque is constructed. Every flat has dedicated parking space. There are lots of solar panels installed which take care of street lighting. Some buildings have gyms and there is one gym which is for ladies only. The apartments are very spacious and open. Lots to f natural light and air comes from all directions. The quality of construction is also good. Spacious balconies in most apartments.

Very good for families and employees, both men and women

Good connected place however bad built and mentioned furthermore if you got lease from small estate agent like sea panther you will end up with losing security deposit as well.

Fake fire alarms, Rodents, water supply issues, outdoor cleaning issues making me give this building only 1. Not recommended at all

Anything they'll show you is not what is shown on the listing. I was just completely shocked at the low quality and dirty apartment he showed me.

When I called him out that whatever is listed is not what he is showing me he denied. I pulled up the listing and showed him at the spot to compare he stood there playing the victim, sarcastically saying "yes yes I'm a liar" and completely ignoring me while I'm talking to him.

They'll not give you a straight answer, listing isn't what is shown online. Don't waist your time.

Having moved into this apartment in a month, endless issues. Firstly the place is falsely advertised. The WIFI is pathetic you cannot work from home or access external sites. Unacceptable as what are we paying for as this affects our work commitments as not everyone is sitting idle people work after hours due to international time zones. Everyday noise levels and people are disrespectful playing loud music. Can they not play music for themselves? Noise must be stopped at 8pm to 8 am according to UAE Law. The security is useless rude and does not answer the phones when you call them. Pointless having them? There are no corporate body rules up in lifts to enforce a peaceful living. Cars drive ridiculously speed levels especially when they are kids around, supposedly a gated community? Drivers are terrible no neighborly respect period! Water leaked from floors in bathrooms. Cars are racing and screeching of tyres waking up everyone Ignorance or Stupidity? Poor infrastructure of units you an hear sound reverberations. Neighbours dragging furniture unbearable after 8pm, until 12am in the morning, can they not be respectful. Parking is a nightmare at RBO4AB often you called at 9pm after 6pm which is normal respectful hours to move your car. People come late making a racquet cannot care if they disturbing neighbors. Outside windows are not cleaned as this should be done at quarterly. The lift and hall ways smell terrible of garbage. There is no privacy people do not respect people time continuous disruptions no peace, you cannot live harmoniously. The stove provided, is so old style like I am living in the 1940's you have to light the oven? Which age are we are in seriously, so frustrating hazardous and inconvenience. Please do not get caught, looks nice on the outside only. Location is the only good thing.

The location is amazing, easy access from and to SZR and Al Khail Road. It is within 10-15 minutes to almost most of the areas of Dubai.
Apartments are quite spacious and the community itself is improving.

Nice location near to malls and public transportation. With 24/7 security. And safe community to unwind can go biking, jogging, and probably swimming pool is finished by now. Plus gym for workout.

Decent community, great location & less populated unlike nearby communities.
Downside is there are very few amenities apart from a tennis court and a swimming pool.
Building has maintenance issues like A/C, water pipeline & no proper pest control.
No closed car parking.

I rented a holiday home there and that took away almost a month of my life that I could have dedicated to my work.

Its a waste that what could have been a very resonable place by Texture Properties, they ruinted it by giving it to a shady holiday homes company.

Try only if you have no other short term option. Make sure you don't pay too much in advance. It would hardly be returned. You can see other reviews as well where people don't get the deposit back.

Good place with ample parking. Flats are massive and located in perfect spot for easy access to SZR & Al khail road

The security guards in the building are ridiculous. I had a very bad conversation with one of the security official who is working in RB7B in the night duty and he is behaving very badly with the tenants.

We have been living in this community since the last 4 months only but so far this place has been our favourite as its a calm community in a area like Al Quoz and its nothing like Al Khail Gate. I live here with my family and always feel its a safe community as its a family only community.

As a real estate expert for over than 15 years, owning my own holiday homes company name beytie dot com, and have seen thousands of properties, developments and apartments, and because I have been here many many times, spent a serious amount of time here, had guests here, I can say that: Good neighborhood, needs more shops and swimming pool

I have a friend living there so I have visited Al khail heights several times,
It's a very nice society to live in with good parking space, good public areas.
There is no jogging track although but you can still jog in several parts of the community,

Very bad experience from security. Today I came entrance. Barrier not opening finally i make car horn.he was sleeping. And he quarrel against me and asking y i make horn and he asking Somany questions in his sleeping mode. I am staying here. The houses are nice however the community is not great. They don't return the deposit once you leave. The building maintenance is poor and they take forever to respond to requests. Always dodging people when it comes to paying them back. The only convenient thing is the grocery stores and proximity to metro station.

The houses over here are very nice and spacious. Every building has a small garden. The buildings have the facilities off gym, garden, parking, and many more. Instead of renting houses one can even buy a house over here. It has few supermarkets, salon, grocery etc nearby.

1. Barbecue area and Kids Playground is very important to make.
Unfortunately we don't have them here.they are obsessed to decorate from outside to attract people. Comfort is more important rather than that.

Only draw back is public transport, its away from Metro station.

Centrally located freehold community in Dubai with access to Sheikh Zayed Road as well as Al Khail Road.

It's a lovely society for families with growing kids,
The flats are quite spacious and the grounds are clean and each buildings have there own small garden and ground for kids to play.

This is a very nice and beautiful place. I was a engineer for this project. 11 building done in same design.

Nice layout of apartments with lot of space. Very congested roads in and out. Many shared workers in apartments. Full of roaches in corridor and inside apartments looked at, even after sprayed!

A calm and peaceful environment in the middle of all the business of Al quoz. Nice place for families.
Public transportation will be an issue since bus stop is not nearby

Oh tenant, get ready to sleep without AC for all your summer, and in winter you might not need an AC.

The apartments are big other than that everything else is just horrible. Poor building quality, the ceilings are not even cement, Ac’s are very loud, and the Maintannace it can’t get worse than this. Low quality employees that don’t care, we have a noise problem from the units on top, for 4 months they keep saying we will fix it, Very unprofessional. Not a place to live in or invest.

-The entrance gate is different than the exit gate with a different street!
- There are no car shades wich means your car seats the car color will be damage in a few years.
- There are many cars stopped in the parking area from more than 6 month and no one from the management can do something! We can't find parking sometimes!
- A big community without Masjid!
- A big community with 0 green places or parks!

The surrounding is not the grear, once inside the complex if u r new it's a lil confusing.apartments are good

The community is still new and a lot more to develop like their entrance and exit. If you're new to the place you'll lost your way as there's no clear directions. The rental fee are reasonable and a good place to stay in Al Qouz area.

For working people it's not easy first we have to go office then make pass or workperment then wait for building maintenance people after work finished u have to make sign in two different places first from building maintenance then go to other place for sign then 3rd place to give paper and take your ID back to much time waste

I strongly disagree with anyone giving high rate for this place! I’ve been living here since September 2018, and I can confidently say that this place is really pathetic.
Poor maintenance, poor gym, and no hope for constructing a pool anytime soon! Kids playing all around the place, around the common areas, the entrances, and even at the parking! Which makes it really noisy sometimes.
Uncovered parking area is all you get, and it’s not even assigned, you will have to drive all around to find a place to park your car near by your building!
Elevators are disaster which is similar to everything else around the common areas, of course because of the poor materials used in such poor cheap place.
The only star I’m giving is because of the nice location although you need to understand that I’m here for more than 9 months while the gates are not fully operating yet!
To summarize, you can consider moving there if you are looking for a low budget cheap place to live near city center.

As a tenant in this building, we are facing these problems and are so helpless because we cant do anything but to face it till our contract expires.
1) No sound proofing inside the room: so that we can hear the disturbances from other nearby rooms in the nights, also bathroom walls are thin so that we can hear the flush sounds from the upside floor bathroom.
2) Food smells from other room: During daytime or night time food smells will cover in our room from other rooms.
3) No parking shades for vehicles
4) No trolleys to carry grocery bags: if we are carrying so many grocery bags, there is not even single free trolley so that we need to carry those weighing grocery bags from parking lot to the lift.

Good location, spacious apartments. BUT, they have not yet fulfilled a single promise: 1.did not open the equipped entrance, only by the service road. 2.did not start landscaping the territory. 3.did not start to build a pool.
