Stayed in one of the one bedroom apartments for a year with mixed feelings.
Pros:
• Apartments are spacious with plenty of natural light coming in.
• Separate storage area next to guest toilet with room for washing machine.
• Great facilities.including large gym, pool and bbq area.
• Excellent location, next to Business Bay canal and only 10'-15' walk from Dubai mall.
• Beautiful views for apartments facing the canal.
• Efficient cleaning team.
• Very helpful and friendly developer and house agent team.
Cons:
• Clearly, corners were cut with very poor finishing in certain areas including the bathroom sink and shower area and kitchen.
• Poor quality of floor tiles which would get easily stained. One even broke in the bedroom and required replacement.
• Apartments on Marasi Drive side can face noise from traffic and especially from supercar rental company situated right across in Empire Heights Business Centre.
Biggest disappointment was the building maintenance manager when it came to pest control. Complained about termite infestation in bathroom sink cabinets with issues appearing just 2-3 months after moving in and requested replacement of furniture. Maintenance manager refused to help, claiming it’s tenant’s responsibility. Only agreed to help after we complained to the developer, by only replacing the drawer (!) which was clearly not enough! Took away old drawer and brought in “replacement” the next day and even confirmed with developer that the job was done. But we noticed the “replacement” had the same marks and scratches as the old one as we compared it with pictures we took when we first complained. Eventually brought in a new drawer but termite infestation remained. Neighbours shared similar pest control issues but with cockroaches.
