Al Waleed Real Estate - Head Office

My experience with al waleed real estate was excellent and we stayed with al waleed barsha for 6 years but unfortunately we had to shift to abu dhabi for work. I would highly recommend al waleed buildings in Dubai as a home for your family. As they have 24/7 security and excellent management for leasing and coordinating with their team. Wish them all the best and next time I shift to Dubai al waleed will be my first preference.

Tulip oasis 4, Dubai Silicon Oasis: Worst communication… security deposit cheque was ready 2 months ago and there was no proper communication (no message no email) … finally came to know that cheque was ready and went to head office to collect… waited more that 30 mins to get my cheque… no one bothers… worst service.

I’ve been in Al Waleed Al Barsha 1 since 2019. Paints were already started peeling off, so I requested to have at least a paint touch up for few areas in the flat. I booked an appointment because I know MAINTENANCE IS TOO BUSY. It was very frustrating because I got 3 confirmed schedules but none of them happened (July 13,23 and Aug. 13,2022). They said that it will be free of cost, as I’ve already finished my 3 years contract. I just recently signed my 4th contract (July 2022), so I requested for paint touch up. However, the MAINTENANCE SUPERVISOR IN WALEED AL BARSHA1 said YESTERDAY AND TRYING TO AVOID US, that his team was busy working in other things. In fact, it has been communicated with coordinator and the office as well 2 months ago and I’m sure the MAINTENANCE TEAM were also informed. I was patiently waiting for my schedule and MAINTENANCE DID’T SHOW UP. I was expecting that this will happen because FINALLY I HAVE A CONFIRMED SCHEDULE FOR THE 3rd time, also email was sent for confirmation. IF THERE IS A CHANGE WITH THE SCHEDULE, THEY MUST NOTIFY THE TENANT. I TRIED CALLING THEM SEVERAL TIMES PRIOR TO MY SCHEDULE, BECAUSE WE HAVE OUR OWN SCHEDULE TOO, SO AT LEAST I CAN ASSIST THEM. Furthermore, if there is something that you want to replace as well like small repairs, even for a small button, MAINTENANCE SUPERVISOR will give you an OVERPRICED for minor repairs (flush push button for 250 aed). PERHAPS, BECAUSE THIS PAINT TOUCH UP IS FREE OF CHARGE, HENCE THE REASON WHY, IT’S NOT CONSIDERED AS THEIR PRIORITY. I BOOKED MY APPOINTMENT AND THEY CONFIRMED IT, THEY MUST FOLLOW THE SCHEDULE THAT THEY ARE PROVIDING TO THE TENANTS TO AVOID ANY ISSUES. WORST ATTITUDE OF THE MAINTENANCE SUPERVISOR IN AL WALEED BLDG. 1 AL BARSHA.

One deserving word - worst!
They lie to make you buy property and once the payment is done, they show the worst attitude. The accounts section is as worst as the agents.

I am owner of one of the flats in Al Waleed building. Before purchasing this flat, I was a tenant in the same building and later I planned to purchase the property. I have many reasons to purchase the property with the esteemed group. The building has full facilities. The building management is using smart system. This is one of the few buildings in JLT using their own AC system. Which means no need to pay the district cooling monthly charges. The developer is very professional, so that we feel comfortable to deal with them. The developer management staff is very helpful from the manager to staff level. The service charges are not very high comparing to other developers around them. The building facility management is quick to deal with any issues. My family is happy with good neighbors in the building. Community Park is just next to the building. The community is safe and secure, always patrolled by Concordia. The DMCC the master developer is very good in maintaining the area. Overall my experience in this building is amazing, infact I enjoy staying in this building and I feel proud to own a flat in Al Waleed properties.

Worst maintenance service post in Al Waleed Oasis 2 (old Tulip Oasis 4). The A/c is not working for weeks and they are not able to fix it after 6 visits so far. Very disappointed customer and while writing this, trying to get a A/c problem fixed which was reported two weeks back.

Amazing property, enjoyed staying in Al Waleed building at Jadaf specially the facilities in building outstanding. Building management is very cooperate and supportive, appreciate their support during my stay in their property. I recommend you to rent flat in their properties. Also, they have option for purchasing the properties with reasonable prices.

Very poor security and maintenance service at Tulip Oasis4 post take over by Al Waleed real estate. Frequent theft incidents have been reported and building security remains silent. CCTV cameras are not working and no action has been taken. Maintenance services are also not readily available.

I stay in Al Waleed BA-05 from June 2021. Building is on 3d line from Mall of the Emirates, not too much car traffic and still walking distance to the mall and Metro. Price was more affordable obviously and I took 1bhk for myself alone, also management told me that sharing is not allowed and it is family building. Though later I found that each another flat in my floor is shared by 4-5 bachelors together. Even I saw myself maintenance team building a partitions in a vacant flat near me, they would start noise from 8am or earlier and finish 9pm.
Floors are not washed, always lot of dirt ad smell in corridors. Pool is never working, water is not filtering, full of dirt and smelling. Windows are not insulated, don't block a noises from the streets.
Now is January 1st, second day is raining outside and I am complaining about water coming from a ceiling in the kitchen, flooding my equipment and stressing me out. I stead of fixing it, management and maintenance just ignoring and being lazy.
Extremely disappointed and tired of this company.

They have very good properties. And most important that the staff and management is excellent. Very supportive and helpful management.

Scammers! They will cut a lot of money from your initial deposit when leaving. For some reason they charged 50K+ aed as their calculations for penalties for few modifications on a 1BR flat. Im speechless to where they're getting the figures. Its mindblowing how they cheat people!

I am a tenant in Barsha for the last 5 years in Al Waleed Real Estate. I want to thank all the team and management/managers who gives you time to explain yourself and they are very considerate in terms of payment specially this time of pandemic. I regret that I took flat in Al Waleed Real Estate. Management Team in Karama are not so approachable and inconsiderate especially at this time of COVID. I sent an email twice to at least waive my rent only. We are not asking for discount nor free rent. We were requesting only to move my cheque date due to our salaries are affected because of the crisis. Hence, they refused to agree instead they insisted to send the cheque to the bank without any consideration. Staff are rude, this is my 3rd complaints for this building. I sent an email to the Manager but no actions has been done to the staff for being rude.

Very quick service, friendly Management, separate building for family and sharing. Rents are bit high but affordable. Good maintaince service.

If you want to throw your money and like to deal hassle and inconvenience then this is the place to do so.

Amazing People Especially The Manager () And Feeling Satisfied The Way They Handle The Clients.

Very bad experience I took flat from al maha real estate later ownership transfered to al waleed real estate, @ end of contract al waleed unnecessarily cut 850 Dhs from deposit amount, we complained both of the real estate team for explanations and reason no action taken and without further explanation they cut the amount.

We took a flat for rent with al maha team for an year, at that time a partion where inside that flat which was done by al maha real estate, in between from al maha team that flat sold to al waleed at the end of the contract al waleed cut 850 dhs from 2000 dhs as part of Maintanance.

We explained all these things to al waleed they aren’t concerned, so we put the same thing in front of al maha as they were the prior owners who know all about this (they said they will clear all this with al waleed) but nothing happened.

Not favour to tenants while cancelling contract. Forget about deposit money. Lot of explanations for cutting from deposit, no marcy and no professional ethics to the tenants. We can't reach to mangers top management. Think hundred times before finalizing with them. Very bad experience with Sharjah team.

The Watchman is very kind and helpful the apartment was fine, but when it comes to the management they are very bad no open door policy
, there’s no response low expectation in communication you can’t talk to manger in charge i would never recommend them for any one

I am staying in AL Waleed Building Nahda and I am staying one of the Big building in 18th floor. The management is very responsible & kind in Maintaining Cleanliness of the building. Coordination for maintenance or Payments is just a call away. Leasing Manager & Coordinators at office are very helpful in case of any issues reported for consideration. 24/7 Security available to assist in case of emergency. Building is Family Friendly with Lot of space for Kids to play. I have no plan to move from this building. I recommend this building who prefer Family Friendly Stay in Dubai.

There is only one guy responsible for the security and cleaning whole building. He is neither a security man nor a cleaner, doing nothing, but sleeping in his room or standby outside and watch people. The garbage remains in the garbage room for long time before they will be taken out cause bad smell in the floors. Air conditions are old without being serviced regularly. The AC is consuming too much energy, not cooling effeciently, and makes humidity. The building water source absorbs direct sun heat, so showering seems like with boild water. The maintenance guys are lazy and do not respond to your enquiry quickly. You would have to call them several time until someone will show up after a week or so. The management and staff in Alwaleed office are rude and greedy. They suppose to comunicate with you and send the renewal offer two month before your contract due, but they intentionaly ignore that until you will contact them. If you do not agree with their pricing or want to move out for some reason, they will use this oportunity to charge you penalty worth two month rental amount. If you disagree or argue, they would threat you to open case in the court. The rent amount is high versus the appartment space. You will find decent buildings with esteemed management in the same area with less price. Eventhough they didn’t return my security deposit, I’m so glad that i have moved out and do not have to deal with this exceptional company and stay in the rubbish building. That’s all about it.

I regret the day I moved in. The place seems fine at first glance, but after a while the negatives come to the fore. The staff, both in the building and at the main office, are lazy, rude and disinterested. They are constantly looking for a handout for doing menial jobs which borders on harassment. Maintenance is non existent. Cigarette smoke smell pervades throughout and comes through the AC when it is turned on. The staff speak next to no English and refuse to do any more work than the minimum required. Do yourself a favour and never rent here or in any Al Waleed building. Two months in and I can't wait until my contract is up and I can leave.
