Pls stay away from buildings managed by Kaizen, they don't respond to emergency leakage issues especially in Pulse Dubai south.

Kaizen asks you to do everything through an app. That’s perfectly fine. However the App is riddled with bugs and does not work! It has been like this for over a year! And they don’t allow any processes without using the app! No one can help from customer service either!

One of the worst management company.
I read the reviews and I guess this is there practise and I doubt there accountability.
The maintenance we are paying is 13.7 Aed which is way higher compare to same building.
I had bought the property in May 2023
And this guys are forcing me to pay arrears of maintenance since Jan 2019 when I asked them y shud i pay when I was not the owner?
So now they came up with a solution that they ll increase the maintenance from 13.7 to 15.10 so that they can recover 4year Arrears.
I guess we should lodge a complaint in Rera for the same.

The worst asset management ever. They don’t respect their client. And the the security guards are very bad. They go sleep in the duty, and they give empty parking for their nationality only seriously I won’t recommend anyone to live in any community they manage

I am facing a lot of issues with communication with Kaizen, I had to spend 10 minutes over a call explaining my queries and requests, and got promised by the staff to send me a detailed statement of account since I took over my property, and to share with me Rera approved budgets, yet I never received it.

The reason I am giving 2 star and not 1 though I am sure they deserve 1, is because collection team is sooo professional (wink), yes they are indeed, when it comes to money collection, a lot of active communication, and the response is more steady and reliable

I moved into the MBL Residence in August, the main bathroom has smelled of sewage since moving in. I have tried to get Kaizen to arranged for this to be fixed. It's now the 31st October and I'm still waiting for someone to come fix this toilet.
I keep getting told someone will come on a particular day and time and they never show up.
Really unprofessional service.

We are living in living legends. The community is good in terms of villa.
Their is a play ground in the living legends. Kaizen is managing that ground. Unfortunately from past 4 weeks every week they are not maintaining the generator services. The living legends manager is not focusing on this community he is sleeping. We are raising the issue with the helpline many times. But unfortunately no body is taking the matter serious. Upon investigation we have been informed that their is no technical issue in the generator indeed the issue is with the contractor and the management.

I have contacted them to rent a property that was advertised by them. I was told that i will be contacted shortly, and its been more than 48 hours no one has contacted me. They asked for my schedule etc. Which was today, even then no one bothered to call me. I told them specially that i have to come from another city just to see their advertised property and had this feeling that they will not call me back. So I asked for the agent’s number and they refused to give that. I think committing something with a customer and then not fulfilling it is also part of their policy.
A very disappointed customer. Poor customer service!

Once again needed a work permit for ac servicing on 09.08.21, Rawan and Abdulla both assisted in getting approval while chat was on.

Worst management ever seen in any community. Very unprofessional and no contact even after regular complains. Don't know who is handling the community. No one is bothered to manage the Community services and facilities. Common area Manager is interested only on the personal issues and not in services. Only interested to know which villa and apartments are getting sold. I hope after this complain the scenerio changes and management takes serious action on this. Timing of living legends office is till 4.30 and after that no staff is available to help where the timing is mentioned till 6.00pm.

In The8, a building managed by Kaizen, the pool is left out of service for weeks.

The basement is full of bumps that add zero security but a lot of damage to cars that need to go through a long route.

Lastly, unannounced noisy works make it impossible to work from home. Not the kind of service that you would expect in a high end residence.

I've made numerous complaints, across all communication platforms (their business WhatsApp number, official email etc) and am waiting almost 4 months for a response (numerous reminders and chasers sent to follow up), I can only assume they are purposely delaying any maintenance work until the property warranty runs out so they can start charging tenants / landlords for work. When they did send someone, the poor guys couldn't understand me, did a 5 minute touch up job and honestly looked worse for wear (at an 8am appointment), feel really sorry for the staff / employees, they look overworked. I still have 3 emails / maintenance jobs pending so if anyone from Kaizen reads this, I'm waiting to be contacted.

Terrible communication and exceptionally poor community management. I have repeatedly reported people not wearing masks in our community and there is no real follow up. No additional signs are put up. I have now started speaking to the security on site as they are a lot more responsive. Communication regarding any maintenance is last minute and there are repairs that have been pending for months. If I could leave no stars I would.

I would like to raise a complain on unacceptable behavior of your company employee Mr. Clive Michael (property manager in Cordoba residence). I have a feeling after having several conversations with him such as he is paying for my rent and i have to present polite and respectful attention to a tenants in a Cordoba property.
Since 20 years renting a properties in Dubai I had first time in my live such unprofessional and rude attitude to client requirements.
I saw on website many awards given to your respected organization and believed that my first time experience with rent will be enjoyable and peaceful but unfortunately it is not happen.
I would like to receive a reply to my comments and even have a chance to meet one of your manager in charge.

Every quarter, Kaizen tries to take advantage of me by charging double the actual amount due. In the most recent case, I have spent more than a week trying to resolve the false charges without success. This company provides zero customer support. HORRIBLE COMPANY!

I live in MAG 5 Boulevard Dubai South and so far my experience as a tenant is great. I deal with Mrs. Simcy who is responsive and supportive, any issue in the apartment fixed in time, building 515 is clean. Community is taken care: greenery around, clean. Waiting for community center to start operations again as well as community supermarket. Warm regards.

I requested for the moveout form but it took 6 days to receive it. I was so disappointed that after collating documents from the landlord, tenants and movers the form was received a day after the move out schedule.

I sent a follow-up emails but i have not received a reply on its status.

For every step you need to pay. The way management asked the security to handle people is really out of any law imaginable. They contracted with several contractors so they dont need permits.
These are 4x and 5x times the price of any of your favourites.
Trying to take money at every breathe you take. No professionalism at all
And I'm talking about the exchange tower. God bless the other towers and let you go of such management.

Awful! Complaining over a year on a moldy leak next to the elevator for Mazaya 1 R002 second floor. Kaizen sent someone to paint over it, of course a week later the mold was back because the leak was never fixed.
But the service charges invoices oooh those come on time.
Sick of writing emails that no one pays attention to!
