The building is extremely clean and well maintained and the cleaning staff is extremely dedicated and helpful!

It’s the worse property management company I have ever dealt with. Buildings aren’t monitored, front entrance doors are always broken, pool and other amenities and areas look unpresentable. Abdur Rahman an employee at SBK main office called me a liar in front of a lawyer who was with me trying to resolve an issue. Ms. Pooja and Abdur Rahman refused to give me their Managers details so that I can complain against them.
Absolutely awful experience with some very unprofessional, rude and generally non responsive and unhelpful and at times aggressive staff.
SBK are currently trying to withhold my security deposit unlawfully due to my tenancy ending during their offices being closed for EID.
They are keeping 1.4k from my deposit to “paint” when the walls were in great condition.
Lied and said I was given an extra key to keep money for that too. Unlawful malpractice. Avoid at all costs.
Please be very careful when considering SBK as an option and choose a better company to do business with and save yourself a lot of potential hassle & money.
No maintenance. Security asks to call office and office tells to maintaniance. It goes round and round in endless circle.
They try to indirectly tell you that every thing needs to be done by you as you have selected this shit property and if you want to vacate then pay us as per contract for cancelling the contract.

Especially 'Mr. Babin Sahood' who is a sales guy. Such an arrogant, unprofessional sales person who does not have any quality or respect for the customers. Once you do business with this guy, you will be in deep trouble. While taking a new apartment and contract and all, he will be like so friendly, doing all help, responding to all your queries, doing whatever needed. But once contract is done, you will see a completely different face of this guy. If you contact this guy after that, he will not respond, and if he respond, he will be so arrogant and disrespectful and unprofessional and it will look like he dont belong to the SBK company and he dont care whatever happens to the customer or his problems. He does not even care if we make any complaint even to the management or anyone.

The worst people I have ever dealt with. Completely unprofessional, they don't communicate with each other, they'll play games with you, not answer your phones and give you 100s of excuses. After a whole week of discussion about a flat, after being promised my flat was booked and after I made all the plans, they call and tell me my flat was booked by someone else. Horrible service, horribly unprofessional and completely untrustworthy. Extremely disappointed!

These people are full-time money leachers…. They take deposit money and will never return. Always remember your annual rent will include your deposit money. I am planning, will never take these thugs property on rent. Already raised compliant with SBK, if no use will raise complaint with DLD rental disputes.
Perfect example for how to deal your Tenant unprofessionally.even in their own team they don't have coordination between them. It's more than a month since I vacate the flat still no call back or returns for the remaining deposit amount. Tips for people who wish to rent flats from SBK: - After you sign the contract go and visit your flat prior to shift, carry a good quality camera with you take snaps or videos of minor damages and stains that you notice and keep it for proof and send an email to the designated person.or tell them to do inspection with the tenant prior to move in as they do inspection only while after move out.it may help you to not loot your deposit while you finish your contract or time to leave.
I rented a flat for 2 years only, they want to deduct the whole deposited money! I reported many times to fix drainage and AC, they just ignore or say there is no problem! Now they want to fix them from my deposit. Washroom doors are cracked after one month only! Floor is too hot! I am not satisfied with their service at all. I am not recommending to rent from SBK. ALL TENANTS ARE SUFFERING WITH THEM
Be careful of this agency. Their main trick is not to refund tenant. TENANTS WHO VACATE PROPERTY MAKE DAMAGE TO MORE THAN EXTENT OF SECURITY DEPOSIT SO THAT THEIR LOOT IS NOT FRUITFUL AS I HAVE SEEN.

Worst real estate ever deal with in my 20 year in UAE, forget about the deposit you paid. They will deduct most of your deposit amount in the name of maintenance. In my case they took most for the panting for the new tenant. SBK is the worst real estate in UAE I can say. If anybody renting should treat their deposit amount against rent paid only don’t think you will get it back. Be careful when you take any apartment from them. Very bad experience with them on deposit. They will make you beg for deposit amount asking to meet manager with appointment time they will give you, keep waiting at their office. But no use they will still not give you your major part of deposit.
Have rented the premises last year and as per contract maintenance included but it turned opposite. At the time of renting Appartment it was hugely messy and a lot of damages was there e.g wardrobe back sheets, door and wardrobe hinges, Internet port sockets and many more. Contract finished and all the damage which was there when I rented the Appartment SBK imposed to me and deducted all amount of security deposit. Pathetic property management company. Basically looters.

The least professional agency ever, after signing and handling over the cheques they have requested more and changed their agreements including the contract dates and the pest control for a 3 year old building that had a tenant before me claiming it is a brand new one. Do not waste your time with them if the building under their managment find another property better.

Poor hvac maintenance in UTC Residence, the flow of air to the exhaust (mainline and branch is not enogh) resulting to unwanted smell to each flat units and even corridors. People in the bldg are experiencing 'Sick Building Syndrome'. I won't rent a property maintained by this real estate company anymore. This is also a warning to all of you who are searching for accomodation. You may want to search for sick building syndrome in case you don't know it yet. I made a mistake renting an apartment govern by this company. Their people are not really technical in terms of maintenance.
I had a horrible experience with Renewal Agent Rahul working in SBK Real Estate, who was unprofessional, rude and could not give any proper answers to my questions based on UAE law and Tenancy contract.
They have changed two points in my new contact, and have not informed me in advance via email about these changes (which clearly written in their own contract). When i came to their office for signing I asked Rahul why they don’t follow their own terms and conditions as it is written on the contract. All I got was a reply from him that “this is how it is”, “if you don’t want to renew the contract it’s up to you”, “contract is not negotiable”, “don’t like it go complain to Land Department and Dubai Court”.
This is not what you expect from reputable real estate agency, employees are not allowed to talk to their customers in such a manner. And if they expect tenants to follow the terms of the contract they have to be professional and follow them first.
I hope this feedback will help to improve their customer service, since I believe that this is not an attitude of the agency itself, this is unprofessionalism and attitude of specific people representing the image of SBK Real Estate.
Very bad service. I never had a such a bad experience any of real-estate company in my 17 years UAE life. Start dealing with them only 3 months and very disappointed.
These guys are total scam. They take 3000 dhms as security deposit and after you move out and hand over the keys and provide dewa clearance, they won't respond to your mails. I checked out almost a month before and I'm yet to receive any response from their side when enquired about the security deposit. So make sure you're not scammed with security deposit before you move in to an SBK apartment.
I’m a new tenant of SBK as i have taken an apartment in Jaddaf. They have very professional team; the leasing executive's gave me a lot of options to choose from and process is very hassle free. Great Team and appreciate their hardwork.
They will deduct most of the maintenance from security deposit when you moved out even some of them are not damaged by the tenant so you better have some proof of everything even small things. And its more than a month and still i follow up with my security deposit. I always call the lady named Sruthy and no answer even in email. Poor customer service
Worst experience, the staff is very rude and not even 1% professional (Renewal Executive - R_ _ _ L). We tenants are the one who is paying rent, but the way he talks and reply is like we are his enemies. Same experience for other people who is dealing with him. Quite disappointed with SBK star Muhaisnah after my recent shifting. Absolutely shocking when AED 1400 was charged out of my 2000 deposit just for a bunch of nails on the walls. When I approached the office I was told by a very unprofessional staff- Roshini that SBK required the flat renovated, cleaned by myself & returned in the exact new condition as how it was given to the tenant initially. I wasn’t aware I had to paint & furnish prior to moving else all my deposit was going to be wiped out. Simply ridiculous! My new apartment in the same SBK has endless complaints till date despite raising with the management & there’s absolutely no hygiene in this bldg. I can see cockroaches in the corridors & cobwebs everywhere & drainage/trash smelling always. All of these are highlighted to RERA with pictures of the living standards along with the non-justified deposit deduction & pathetic service of SBK office staff. Regret moving in!

Very bad management and poor maintenance team. I moved on from 1 month and faced alot of issues in my apartment such as AC cooling and continuous noisy sound issue and tiles in my ground which insects can come from so I requested the maintenance department to solve and till now nothing solved!
The worst maintenance service in the whole UAE. They do not respond thu it’s an emmegency. The security superviser (Prakash) is not professional at all and very unprofessional. He blocked my number. Our door was locked during the weekend The security called him and informed him. He ignored the incident, we kept calling the Emmergency contact but no answer at all. We’ve been requesting for someone to come and fix the door one week agi and follow up on daily basis but no answer. This is the first time I see such an unprofessional staff. The security guy tried his best and tried calling him Infront of me but he ignored his calls too.
once you decide to leave the apartment, they will rip you off. There is nothing that you can do about it. Forget the deposit amount. I have been even charged for elements which were never there in the apartment when I moved in. My advise, Please take a complete detailed video of the entire apartment room by room before moving in.

Moving from the building after the contract is a biggest task! They will come up with a bill as if you have burned off everything. Move 10 days before your contract, otherwise in the name of clearance certificate they will charge you.money minded not service oriented. Not interested to describe anything more.
Worst ever! It is our 4th day now with out AC here in our room in Mina Oasis Appartment in Al Mina Road and until now they weren't able to fix. They sent a group the 2nd night only to tell us that they cannot fix it and have to wait for another 2 or 3 days! Imagine staying in a room without ac here in Dubai. (Month of June). Don't even deserve are single star!
Stay away from them. One of the worst companies ever. Very unprofessional staff and management that doesn’t appear in the picture. I have rented 2 bedrooms in Zamzam buildingAl warqa 1 for 2 years and despite many attempts to withdraw their attention that building is not maintained i got nothing from their side except negligence. I had damages to my car because of bird droppings, also a lot of flies and bad smell. No maintenance, no customer service, no follow ups. At the end they charged almost AED 1000 from my security deposit because i fixed curtains!
Request to all to stay away from SBK Real Estate, Its a trap and do not get yourself into it. At the end everything gets charged from your deposit balance as they just need some reason to deduct maximum out of total amount. Also no proper response are provided even after chasing behind them. They know very well how to take advantages of the situations specially what we experienced during lock down. It took me almost 4 months to get my final deposit amount after vacating flat in April, that too with 70 percent of deduction for normal wall painting. When asked to provide contact details of the landlord, we got the reply saying its not allowed to do so & if any issues we can go legally as they know, its a very complicated & time consuming process where tenants end up paying more.
It was just an nightmare and we are glad that finally we are out from this and also we realized that we were paying unnecessarily as their price is unreasonably too high compare to other real estates. STAY AWAY FROM SBK AND STAY HAPPY.
Very very low quality in them service along with maintenance, I just rented 2bhk in sharjah two weeks ago and started to call the maintenance every other day for maintenance work and service
We recently moved into an SBK property in Dubailand. We were shown a number of apartments before moving in by Aakash Ravi Kumar, who was helpful with the process from the start and guided us through the move so that we never felt the slightest stress. We found a place that was spacious, modern, clean and met all our requirements in terms of space, facilities and location. The rooms are light with high ceilings, so it's a good place for a small family to live. As with any new build, there are going to be some teething issues, but the maintenace team were not only responsive, but we very much appreciated the way they would follow up to ensure that any problems had been properly resolved. Vishal and Dilshad on security have also been supremely helpful with making sure the move-in was smooth and answering questions about the building. It feels like we made a really good choice and are very grateful to the team for making us feel very quickly at home.
With Ms. Alifya and Mr. Aakash's help, I rented two apartments in two buildings belonging to the SBK Real state. And I want to express my gratitude and thanks to them for their cooperation with me and wish them success in their lives.
Since May 17,2020 I have been trying to contact ana agent name ashwathy abilash to get some information about renewing my contract. This agent is the most unprofessional agent that I have ever dealt with. This agent sees my what’sapp messages and not reply and also when I call she hangs the phone up on me and reply or call me back, not only that I have sent to the manager on May 20th to send the break down of the payment that I need to renew my contract and have not yet received any fees back. The manager name is alfiya asgarali.
My contract last year was 60,000 in 4 Cheques plus 1 month free rent and free AC. They made me sign a paper that says that next year we need to pay ac charges per a sqft 5 to 7 dirhams. This year once renewing I asked to pay 48,000 plus 2 months free. They rejected my offer and told I need to Pay 53,000 plus 2,600 building expanse and that I need to pay 10,000 for the ac, and that this amount should paid now. I have asked them plenty of times to give me the break down of the building expanse and what is this building expanse, they’ve just ignored my question and told me that this building expanse is for giving you 2 months free. I don’t understand how is this 2 months If I Have to pay for it. It has also came to my attention that they are charging other people this building expanse for 2,600 that are not receiving this 2 months free.there is no such thing as a building expanse. All service charges and all maintenance charges should be paid by the landlord. I am being charged things that I’m not supposed to be charged and also not even receiving any feed back.
Worst service ever, I have been in this apartment in warqa1 since 2012, very bad management very bad services I don't recommend to rent any apartments related to this real estate.
Pathetic service and pathetically unprofessional staff. They dont care about their tenants. At the time of contract they will tell you all the nice like they will bring down the sky for you but ground reality is once they have recieved the cheques, you will never see them again. Just a security guard who sits in the building who will just tell you to send an email or call to which they don’t respond. I have a pathetic experience with Krishna, Rahul and Sana, who told me to vacate the apartment in order get you refund. Once i have vacated the apartment, now they are not responding at all. It has become very difficult for them to reach out to the owner of the building.
I would not suggest anyone to deal with them as they are so professional and they will ruin everything.

SBK Real estate, really dispointed with their Staffers behaviour upon vacating the flat.still i am chasing for my rightful security deposit refund and staff has comeback and told me that there will be deduction for so n so.and "it's managment decision and final". Finally they have informed me that security cheque ready with deduction.still i didnt understand without mutual consent with tenant how they deduct money.ofcource i dont want to leave my rightful money with them and will continue fight for my right money at authority.i am sincerely requesting their top management to look into this matter.still i believe SBK has good brand value in the market, if their staffers are continueing to do these type of wrongful practices (recovering money from Tenants and the same time charging to landlords for the maintenance), they may earn short term extra income in thier bucket but finally they will be loosers at tenants faith and overal business.
Stay away from them. I stayed in SBK building at Al Nahda 2 for two years, last December I moved from the building. The rents are over priced, I payed 48K (without parking) two year before and they refused to reduce the rent next year, but when I decided to move out and after a hard negotiation they finally reduced to 45K (without parking). The building was very small but the only reason I took the building was brand new.
Now coming to the worse part of this company (MUST READ) ->
Don't expect your security deposit back, they will find silly reasons to reduce your deposit. They deducted 1200 from me stating a small stain in front door and they want to replace the full door. I was ready to replace/repaint the door by myself as this will cost a minimal price outside, after a long fight for around 2 months they agreed to the this and mentioned they will call me back. But till now no further call back and not picking my calls. I am so frustrated now and decided not to fight for it again. Funny part is I left this building around 15 days before the contract and they got a new tenet on December 2019 and till now the door remain the same. No idea why they deduced the money.
Few other facts I dint like and worth sharing - 1. Noticed they allowed bachelors on family building (Not aware what is the state now) 2. Maintenance was not good. 3. Never respond to tenants complaints
Few good thinks I noticed - 1. Good ambiance of head office at Karama 2. Only good team (as per my interaction) was their 'Sales Team'
My water heater broke on the 4th May, until today (7th) nothing has been done, they said they need to purchase a new boiler and they will fixed. When i call on the 6th to check how much longer is going to take the maintenance did not know about any issues in my flat. Today (7th) i called again and the maintenance supervisor claimed he is going to check the inventory for the boiler. Since no water in the shower for the last 4 days i had to wash at the sink. Lack of professionalism and responsiveness.
If their is less than 1 i will make because they are Zero poor service poor maintenance, customer care never care always in their building they closed air condition which is effected on building and make cockroaches in all corridors of the building at apartment they never come for service they care about their commission and expenses on signing the contract and other fees
For one month Iam trying to get contact with my building manager and there is no answer by call & WhatsApp & email! I have try to call his manager is not answer then he have answers me but he say that he can’t help me so WHO can help? ! The office is closing, I have call the office people can’t help with any thing except talking my name and my phone number and nothing is happening, I need help help help and no customer service is working I need to talk to one of the big manager to discuss my case! Because my building manager he is not helping and is not giving me any answer! he is the same with the other talent in the building, I hope my voice can be here from the SBK big management Iam looks for it!

I used their Al Futtaim Building in Ajman, Flat No 101 till Dec 2019 and must say it is one of the worst real estate company I have ever dealt. Very poor in customer service and unprofessional facility team. You may even face threatening when you talk to their supervisors and managers in Sharjah office. Finally I had informed the government authorities to release my security deposit and escape from the trap. Need option to update big zero or negative for this company rating.
