Zahiya team are the worst. They cannot even hand me over my property which i fully paid for and is completed. The project handover is now 6 months delayed and the paperwork is no where near finished. Poor performance, poor management, poor communication, zero accountability and commitment to the contract.

Since I moved to the to the villa as an owner, I started facing problems with the AC which is shared between 2 rooms, then the water heater in the shower, once they fixed it it is either too cold or too hot. Kept calling for maintanance several times but no answers until my DLP became to expire. Beside asking to install a new socket, they came and checked then told me that they will go and bring the drill and never came back.

Beautiful community have all amneties. I was looking to buy but prices got hiked in couple of months drastically. Not a good time to buy. Artificial increase

It is truly unfortunate how much potential this place had and how Majid al Futtaim managed to get almost everything wrong. One would expect high quality building materials to be used, after all you are buying an expensive house. But within a few weeks only you will be welcomed by cracks around your villa, water pump issues, water pressure issues, cooling (the AC unit which is shared between 2 rooms is absolutely horrendous) issues and issues with your main door.

Now moving on to the community itself, it is very confusing to navigate around the neighborhoods in the community. This can be problematic, esp for delivery drivers who have to keep going around and ask residents for help with directions. Someone very smart thought it would be a good idea to keep the street lamps (solar, so not even bright) all on one side, in many of the streets if not all.

Coming to the clubhouse, everyone has had very high expectations from the beginning. The weightlifting part of the gym is actually very small just like the rooms in the villas. The equipment around the gym is very minimal albeit of high quality. Once again some very smart individuals didn't think of making a seperate section of gym for men and women, in a city with a rich Islamic identity.

Now we finally come to the one thing that the community has absolutely nailed. The clubhouse pool. It is simply gorgeous and good enough to wow anybody. There's exotic beautiful plants all around. Its well maintained. They even have a slide for the kids! You simply have to see it to believe it!

A modern suburban nightmare. The incredible amount of advertising money invested into this place might make it seem like the ideal home, as might the manicured sidewalks, parks and fancy entrances, but you’ll soon realize that couldn’t be farther from the truth.

Structurally, though homes in Al Zahia boast the style typical of most new residential developments in the UAE, they are so badly built that it’s astounding they were approved for building permits in the first place. Take for instance spring 2020, when after a pretty average rain spell, many villas were repeatedly flooded as rain seeped in from under windows and dripped down through the ceiling. We had furniture and belongings destroyed, and had to put towels and buckets around windows and under the ceiling to try to contain the leaking. Later, repairmen were sent to all houses and spent a week working to close cracks and seal windows — the fact that villas as expensive as these didn’t have proper waterproofing in the first place is very telling about the quality of Al Zahia’s construction. And there’s more (!) : noise proofing between villas is awful—you can hear everything on your neighbors’ side, from opening windows to conversation and even doors closing or a slight tap on the dividing wall—AC units reek of sewage and other foul smells despite repeated visits from repairmen, and the extremely dark tinting of windows coupled with how badly they are distributed around houses make things so dark day-round that you’re forced to have lights on constantly if you want to avoid a bad bout of seasonal depression.

Socially, don’t be fooled by all the parks: you won’t find a tight-knit community here. People in Al Zahia mostly stay in their houses and keep to themselves. I’m not sure if that’s a result of bad planning or the character of residents, but in the 2 years we’ve lived here, we’ve only gotten to know one of our neighbors, whereas we moved from, we knew the entire community. We’ve also experienced multiple instances of rude and inconsiderate neighbors, whose behavior only accentuated the flaws presented by the structural lack of privacy between villas.

Noise is a massive issue here, not only in the form of bad isolation between villas, but also in the environment: we really didn’t expect highway noise to be such a nuisance when we first moved, but the constant noise from the E311 nearby can be very annoying, especially in the upper levels of houses. Expect sleep disruption as the drifters and loud cars that come out during late hours are heard clear as day. Construction noise from all the projects around Al Zahia is also very irritating. All of this could have easily been avoided by planting tall trees or installing paneling between the community and the highway; but yet again, there doesn’t seem to be any concern whatsoever for the well-being of residents here.

All things combined, Al Zahia is an objectively bad place to live. If you’re looking for safety (the UAE in general is already pretty safe), nice-looking roads, or being close to particular amenities, it certainly delivers, but know if you want those things to come at the cost of expensive, low-quality housing, lack of privacy, noise pollution, an isolating community, disconnection from the outside world, and being trapped in a cookie-cutter house on a cookie-cutter street. Considering at what price this whole package comes, I’m sure you’ll find your amenities, safety and clean streets elsewhere.

Don’t make the mistake of moving in here. You’ll regret it— as we prepare to move out, I can assure you we certainly do.
