I had a terrible experience with Al Zahia housing community. The post-sales support was abysmal; they were unresponsive and seemed disinterested in addressing any concerns. Maintenance was a nightmare, with constant issues that took ages to resolve, if they were ever resolved at all.
Customer care was equally disappointing, as they consistently ignored our inquiries and complaints. The developer’s DLP (Defects Liability Period) was a joke; they failed to rectify numerous structural and functional defects within the promised timeframe.
Overall, I wouldn’t recommend Al Zahia to anyone looking for a pleasant living experience. It’s a prime example of a poorly managed housing community.

Hi, is the situation still the same? I am planning to purchase and move to the garden apartments, so would like to have an honest review from someone living there.is the maintenance still very poor? What will we do if the AC is not working or if there is a plumbing issue? And how good is the wifi reception in the apartment.is Du or Etisalat preferable?

A very cozy neighborhood, with green parks, recyclable waste systems implemented, well maintained outdoors, a health club with amenities, nice for families

I want to dedicate a special thank you to Mrs Mounia in the developer office. She is so profressional, welcoming, dedicated and pays attention to important details. She was very patient with us during the purchase process. She is excellent and I consider her an asset for al zahia. My husband and I were well taken care of by her throughout the process of purchasing real estate in al zohour and al narjis.

ما انصح احد يسكن فيه ،، الارسال داااائما ضعيييف جدا جدا و ولازم يقطع الصوت او ينفصل الارسال نقطه او نقطتين من اربعه! ولما كلمناهم قالو مالنا دخل انتو ركبو جهاز تقوية الارسال! مع ان هذا شغلهم مو شغلي انا اركب للطابق مقوي ارسال!

مجمعات سكنيه وتجاريه في نفس الوقت فهنى الصالونات و مراكز التدليك واسترخاء للرجال وايضاً مراكز التدليك والاسترخاء للنساء ومكاتب حكوميه كاتب العدل ويرها الكثير والمكان هادئ وبعيد عن الازدحام وجميل ومن الخلف يوجد بحيره يعني روووووعه

Building construction is very weak, new building with huge amount of water leaking inside the walls which removes the paint, also 3 times i reported to maintenance team that water is leaking into my electric box panel and this caused electric box to burn twice and to explode in the third time. Me and my family always fear to loose our life's during fire caused by electric box.
Each apartment comes with private parking space which no one's respect. People will take double parking spaces.

Love this place, quiet and simple around here. Much different than Dubai's hustle bustle. Very near to Dubai, just 15 - 20 mins drive. New Majid Al Futaim's City Center is also being inaugurated in March 2021.

Excellent location and beautiful mall, massive range of brands but most of it are yet to open.
Food courts and carrefour are open along with about 20%-30% of shops and rest are opening rapidly. Brands lineup is impressive and i believe this is the only mall that have all those brand options in N. Emirates.
Striking resemblances with City Centre Mirdif including the worst parking size thats the only fault i could see with this amazing building, if you have a 4x4 or even small SUV be sure you will come back with scratches on sides as there is very less space for opening doors. Other than that this mall is an absolute treat to visit and i see no reason for it to become the talk of town in coming days.

It is under contraction!
Expected date for opening is 9 march 2021.
By looking inside mall it is huge mall & it will be happening place & really every one will be enjoying this place.

Around this mall it is getting too much development & really this area people will be seen in this mall.

Very nice and modern apartments and very calm neighbourhood in a very nice location next to the university city and right next to Sheikh Mohammad Bin Zayed Highway and is found beside Al Zahia City Center

My family is a tenant at Al Zahia garden apartments. The maintenance of the building is unacceptable. For the landlords who doesn't have maintenance contract the tenats are suffering. We moved here 2 weeks back and the AC is not working. Raised many complaints, every time they will come and ask more money to get it fixed.
MAF should have there own maintenance team. And please do not put the tenants in trouble.

As an owner in al zahia villas.this is unfortunately one of the poorly built projects by MAF.constant plumbing & AC issues

I rented a funished apartment block B apartment G09.
From day one my apartment has many many many problems. Although it’s a new building. But the worst ever nightmare is the very strong disgusting sewage smell in all my apartment. And no one cares. They just make that acting by sending people who speaks no English or Arabic just to fill a form that they visited my apartment and actually doing nothing. I’ve been sick for weeks now and no body cares.
I thought by going to al futaim I’m going to the best place. But I’m shocked shocked shocked
This problem has to do with the plumbing net of alzahia. And they know it’s not fixed from inside my apartment.
I will keep sharing this all over UAE AND more till the government protect my rights. I’m paying 9,000 derhams per year for an apartment that is not suitable even for animals to live in

You have an issue with the area in phase 2 we smell a sewage inside the villa, I wonder how that is possible in a new place? ! I am shocked. I believe you need to discuse this with the contractor!

For 1 BHK apt, there is no storage, I don't understand the logic. Of course it is small apt. Only good thing you can expect is swimming pool, nice place (Bit luxurious). Other than that there is nothing. No gym facility. Everything is dusty as construction going on beside apt.

A place where anyone would like to live in. Garden apartment project phase one has been completed and open for rent. 5 min wake from ALZAHIA city centre where all you can imagine is available (no need to highlight how ALFUTAIM is working) including Carffour the famous international supermarket chain. All facilities are available within 5 min wake. Highly recommended for new tenants.
